Construction start: Redpath Library, McTavish Wing – Rehabilitation of Building Envelope - Lot 1, Repair and waterproofing of foundations, and Lot 2, Slate roof repair
Please be advised that McGill University has mandated Mongrain Inc. (Lot 1) and Couverture Montréal-Nord (Lot 2) to carry out the following project: 22-018 Redpath Library, McTavish Wing – Rehabilitation of Building Envelope - Lot 1, Repair and waterproofing of foundations, and Lot 2, Slate roof repair.
¶Ù±ð²õ³¦°ù¾±±è³Ù¾±´Ç²Ô:ÌýThe project consists of the first two lots (Lot 1, Foundation Repair, and Lot 2, Roof Repair) of the Redpath Library, McTavish Wing, building envelope rehabilitation project.
Construction start & end dates:
- Lot 1: week of July 2nd2024* – early September 2024
- Lot 2: week of September 23rd, 2024* – end of November 2024
*Project start is conditional upon obtaining the required permits and approvals.
Work schedule:Â Monday to Friday, 6 a.m. to 3 p.m. Any additional hours will be coordinated.
The works on the Redpath Library, McTavish Wing, will be executed at the same time as the foundation repair and the roof repairs works on the Redpath Hall (project no. 22-019).

Scope of work:
Lot 1 (foundation repair) aims to correct water infiltration in the foundations of the West facades of Redpath Hall and the McTavish Wing of the Redpath Library. The work consists of excavating the West facades of these buildings to carry out the following interventions:
- Repointing the rubble stone masonry and repairing potential cracks in the concrete foundations.
- Protective plastering of rubble stone foundations.
- Installation of membrane, insulation, and drainage board on all foundations.
- Backfilling, levelling, and resurfacing.
- The felling of 4 trees, including 3 in poor condition and 1 in the right-of-way, is also necessary because of the work to be carried out on the foundations.
Lot 2 (roof repair) aims to repair the roof and mitigate the issue of broken slate tiles in the valleys. The following interventions will need to be carried out:
- Replacement of missing or broken slate tiles.
- Widening of copper valleys
Impact & mitigation:
Access:
- The south section of the loading area of the library will be made available for the contractor’s use. Access to the loading area, compactors and doors will be maintained.
- All other building accesses and emergency exits will remain functional throughout the construction work. Any changes will be coordinated in advance with the building director.
- Condensation units servicing the kitchen cold rooms (refrigerators) located in the basement of Redpath Hall (room RS-36) will be disconnected between June 28th and ÃÛÌÒ´«Ã½app6th, 2024. Refrigerators will be back in service by August 21st, 2024.
Service shutdowns:
- Service shutdowns may be needed. If so, the building director will be informed in advance.
Noise:
- The work will potentially create noise at times. The work likely to create higher levels of noise will be coordinated in advance with the building director.
Tree removal:
Four trees located on the West side of Redpath Hall and Redpath Library along McTavish Street will need to be taken down due to the excavation work planned as part of this project. Three of the four trees are showing signs of irreversible decline which will worsen due to the excavation work. The fourth tree is located directly in the excavation zone required to access the foundations and must therefore be taken down for the necessary repair work to be completed.
Prior to the decision to remove the trees, a thorough assessment by an arborist was conducted to explore alternative solutions for their preservation. However, considering the current condition of the trees, the decision was made to proceed with their removal. The necessary authorizations were obtained from the City of Montreal. The trees will be replaced in the near future, once the work in the area is completed.
Safety considerations:
The works undertaken in lots 1 and 2 are all on the exterior of the building. Proper protection filters will be installed on all air intake and exhaust grilles during the construction period to prevent dust from penetrating the building.
